The Wilson Leary House at Balmoral is a response to the issues of orientation, privacy, security, long term maintenance, affordability and liveability on a small elongated lot typical of much of the land available in inner - city Brisbane (40m x 10m lot). A modular design allowed simple construction techniques and standard sized manufactured items to be used. Screens (for privacy and shading) were incorporated as structural elements to brace the northern eaves. Low maintenance finishes were incorporated to reduce long term ownership costs. Climate control is promoted through the use of high curved ceilings, sheep wool insulation, roof ventilators, single room thickness and windows placed for cross ventilation. Urban wildlife is protected by providing a semi-enclosed environment for the owners' cat. The house is also modest in size (140sqm) and budget. Economic and social sustainability are integral components of good Environmentally Sustainable Design (ESD).
