Rose Cottage

Biscoe Wilson Architects were commissioned to design an alteration and addition to an existing timber cottage in a sensitive urban framework and to protect the existing character of the street.  The design was to provide an additional living and bedroom accommodation and improve the external spaces of the existing design.  The design incorporates an existing cookhouse and raises the existing house slightly for better sub floor maintenance access.  The design includes a long circulation path through the site to link the three areas of the residence and provide better use of the outdoor space, utilises surrounding vegetation outside the site for views from within the house and retains the original character of the property.  A Development approval was received in 2008 however our client elected not to build the approved scheme.

In 2012 our client requested a revision to the original approval that involved subdividing the small lot into two allotments, both less than 200sqm in area.  The original refurbished "Rose Cottage" is to remain on the corner and the proposed addition is now to be slid east and modified to become a stand alone small lot house.  This solution is considered more viable in the current economic climate is it offers urban densification at an affordable price.  The new house will respect the scale and proportion of the existing cottage and be a single room thick, two storey design with two bedrooms on the upper level and living areas on ground flowing onto a northern terrace with plunge pool.  Completion 2014.
