Toll NQX cross dock distribution centre in the new Gibb Group Gracemere Estate in Rockhampton was designed for Toll, a national freight and warehousing group. The project comprised a warehouse totalling 6,350sqm with 8.15 metre high eaves and corporate office of 635sqm. The Gracemere Estate is being developed by Gibb Group and the Toll project is seen a major keystone tenant. Tilt up concrete facades are broken by large format cross dock roller shutter. ESD initiatives included: incorporation of natural light and ventilation; banking warehouse lights; energy efficient lighting; water devices; insulation. External hardstand areas were designed for conventional. Extensive vehicle circulation studies were undertaken to maximise efficiency of movement within the site and to ensure circulation suited Toll's current fleet of trucks. A site based stormwater management plan (SBSWMP) was integrated into the Industrial Estate stormwater management system that included a network of drainage swales at the street frontages and a major overland flow catchment drain on the north east.
